News & Notes ~ Dec 2019 Numbers

Here is your look at the most recent data for the entire Portland area (December 2019) and how Lake Oswego fits in to this picture just below.

Inventory dropped a bit in December, but this is to be expected at the holidays. By the same token New Listings and Pending Sales took some steep dives from November, but all numbers are up from last year to varying degrees.  Year-end Average and Median Sales Prices were up modestly from 2018. Neighborhoods are broken out below.

According to the RMLS Market Action Report for the Portland Metro Area, December, 2019:

  • There were 1,270  New Listings in December 2019 which was up 1.2%  from December of 2018’s 1,255, and  dropped 40.0% from the previous month/November’s 2,118.  (Pssst…holidays.)
  • At 2,213, December 2019’s Closed Sales were up 19.9% over December 2018’s 1,846, and also up 1.0% from the previous month/November 2019’s total of 2,191.
  • At 1,772, December 2019’s Pending Sales rose 10.8% over December 2018’s 1,599, and fell 22.1% from the previous month/November 2019’s total of 2,274.
  • The Average Sale Price in December 2019 of $457,700 up $19,100 from last year/December 2018’s $438,600, and down $4,900 from the previous month/November 2019’s $462,600.  
    • Year-to-Date for End-2019 is $459,200
    • Year-to-Date for End-2018 WAS $452,400
  • The “Median” Sale Price (the price smack dab in the middle of all sales) in December 2019 of $405,000 was up from last year/December 2018’s $390,000 by $15,000, and down $10,000 from the previous month/November 2019’s $415,000.   
    • Year-to-Date for End-2019 is $410,000
    • Year-to-Date for End-2018 WAS $400,000

News & Notes ~ Nov 2019 Numbers

Here is your look at the most recent data for the entire Portland area (November 2019) and how Lake Oswego fits in to this picture just below.

Inventory is about the same as last month with a wide selection of homes still on the market in this now-holiday season. The biggest news in the overall numbers for November as compared with October is that almost everything is pretty nearly exactly the same, or at least not much has changed. The main exception would be the New & Closed numbers being down, but that is to be expected as we moved from October into the holiday season.

According to the RMLS Market Action Report for the Portland Metro Area, November, 2019:

  • There were 2,118  New Listings in November 2019 which was down 8.3%  from November of 2018’s 2,310, and  30.9% from the previous month/October’s 3,064.
  • At 2,191, November 2019’s Closed Sales rose at 2.2% over November 2018’s 2,144, and fell 15.3% from the previous month/October 2019’s total of 2,588.
  • At 2,274, November 2019’s Pending Sales rose 19.4% over November 2018’s 1,904, and fell 11.7% from the previous month/October 2019’s total of 2,575.
  • The Average Sale Price in November 2019 of $462,600 up $13,700 from last year/November 2018’s $448,900, and up $1,200 from the previous month/October 2019’s $461,400.  
  • The “Median” Sale Price (the price smack dab in the middle of all sales) in November 2019 of $415,000 was up from last year/November 2018’s $391,400 by $23,600, and up $4,500 from the previous month/October 2019’s $410,500.

You Know It’s Summer When….

LO Farmer's Market

The Farmer’s Market is happening on Saturday mornings.

Every Saturday through October 12th, come and enjoy the Lake Oswego Farmer’s Market.  9:30 am to 1:30 pm, at Millennium Plaza Park, you’ll find a wide array of food and flora.  Several vendors offer fantastic fresh-made breakfast options, so that is a good place to start.  Live music is a plus.  There is even doggie daycare.  Then fill your basket with berries, fresh vegetables, artisian meats and cheeses, and many other lush options that let you know it is the season that fully brings us the fruits of the earth. 

The Vintage Trolley is again on the tracks.

TrolleyTake a historic ride on vintage trolley #514.  It is a replica of the original trolleys that were used in Portland at the turn of the last century.  Wicker seats, brass fixtures, and ornate woodwork will take you back in time.  The ride costs $5 for adults, $3 for children 3-12, and it’s free for kids under the age of 3.  Even better, there will be free rides offered July 4, 5, and 6, from 10 am to 4pm each day.

The ride is currently 20 minutes in lenght.  It stops just North of the Sellwood Bridge, due to the current bridge construction.  It follows the shore of the Willamette River.  There are 2 high-lights:  the 1400 foot Elk Rock tunnel (known as Oregon’s darket tunnel) and 686 foot Long Trestle.  I am a big fan of tunnels and trestles and this little trolley ride is great fun.  For more info, click here.

Suffice it to say that the City of Lake Oswego puts on two wonderful concert series.  The Sounds of Summer series occurs Wednesdays from 6:30 to 8:30 pm.  The concerts are split between Foothills Park and Westlake Park.  Performers this year include Curtis Salgado, Tom Grant, and Johnny Limbo and the Lugnuts.  For the full performance schedule of the Sounds of Summer series, click here.  The Moonlight and Music series occurs Sundays from 6:00-7:30 at Millennium Plaza Park.  Performers in this series include SoulMates, Ian McFeron, and Geoffrey Castle.    For a full concert schedule for the Moonlight and Music Series, click here.   It is pretty much the very essence of summer to spread out a picnic blanket, relax back in the warmth of a summer evening, and listen to some wonderful music.  These concerts are free.

For me, besides being busy with real estate, I enjoy the anticipation of all of the great goings on that are unique to Oregon in the summer.  I think because we have such distinct seasons, with our fair share of cold weather, we really know how to apprecaite and to make the most of the wonderful months of summer.

News & Notes

The City of Lake Oswego is mourning the unexpected passing of it’s beloved Police Chief, Dan Duncan. There will be a memorial service June 4th, 1:00PM at the Rolling Hills Community Church.  Flags in the city will be at half-mast from now until that date.  His family has set up a Memorial Site with photos and information. Well-wishers may leave messages there for them.

The Willamette Shore Trolley is up & running! This has been one of my favorite things to do with visitors to Lake Oswego for many, many years.  I have photos of beloved family members and I enjoying the ride to & from Portland that I will always cherish.  Make your own memories as the train winds along the waterfront & through the trees & neighborhoods that line this historic passage between the two cities.  This route is also the one being considered for a possible streetcar!   For a schedule of times & fares call 503 697 7436, or visit the Website.

The latest Market Activity Report for Portland Metro produced by RMLS shows the following data:

  • Comparing April 2010 with April 2009:  Closed Sales increased 49.1%, and Pending Sales rose 60.8% with New Listings going up by 23.8%
  • When comparing April 2010 with March 2010, the average sale price rose just 0.6%
  • Comparing January – April 2010 with the same period in 2009, Closed Sales increased 41.4%, with Pending Sales rising by 46.3% and New Listings by 15.4%
  • April’s Total Market Time for Portland Metro was: 127 days
  • Lake Oswego and West Linn’s Total Market Time was: 147 days
  • Lake Oswego and West Linn’s Average Sales Price (RMLS lumps the two areas together) was $502,800.
  • Lake Oswego and West Linn posted 101 Closed Sales in April with 1066 Active Listings
  • Lake Oswego and West Linn saw a 113.8% increase in Pending Sales April 2010 compared to April 2009
