Here is the latest data for you on the overall Portland area, as well as specific Lake Oswego/West Linn (RMLS lumps them together) activity:

July numbers were very good, mostly “up” and much better than the trend we saw from May to June.

According to the RMLS Market Action Report for the Portland Metro Area June, 2013:

  • At 2,766, July Closed Sales were a 10.2% increase from June’s 2,500, and a big jump over July 2012’s total of 1,973.
  • There were 3,877 New Listings in July. This was an increase of 3.4% from June, and an increase of 22.6% over July of 2012.
  • The Average Sale Price in July was $326,500, up $12,600. from $313,900 in June 2013.
  • Pending Sales (accepted offers) dropped slightly from June 2013’s total of 2,804  to 2,738  in July.

For our Property Blotter readers, the numbers for the combined area of Lake Oswego and West Linn  were up in all but one categories (last month Pendings were at 152 : ):

    • 561 Active Listings
    • 245 New Listings
    • 150Pending Sales
    • 183 Closed Sales
    • An average Sale Price of $525,300.
    • Average Time on the Market: 88Days

My Favorite Things To Do In Lake Oswego

Hello to all our Property Blotter readers!

Well, summer is in full swing and Dianne and I are running like crazy (no… still not too busy for you).

I thought I’d just muse a bit about a few of my favorite things to do in Lake Oswego:

  • I love to start out in the early morning hours at the Palisades Starbucks with a friend and cross over in a nice, brisk walk toward Hallinan.  There are a few uphill spots, but mostly it’s a nice flat walk that winds through picturesque Freepons Park with its walking trails (if you care to deviate and explore), creek, little bridge & friendly neighbors.  Then on to Hallinan Elementary School, where you can continue the walk around the field, or head back for a nice cup of coffee!  More About Palisades
  • Considering my former career as a blues, funk & soul vocalist, I have a lot of friends in the music biz around the Portland area.  I like to go support live music and visit them when they’re in Lake Oswego! Portland is a big blues town, and Lake Oswego is folded right in there.  The Gemini Pub on State Street is a fantastic local haunt that features the best bands in the area, and region.  The feeling is relaxed, the music is great, and the walk home (if you live in Lake Oswego) is extremely pleasant after a full night of music and merriment.  Gemini Bar & Grill
  • Dianne wrote extensively about the summer Concert Series in the park.  Again, the very best music in the northwest right there in the cool Lake Oswego breeze. Sit back with your feet in the grass and listen to the sounds of fantastic music and water lapping the shore of the Willamette River.  Summer Concerts
  • I just LOVED the Lake Twin Cinema. They have been remodeling, so its a mystery what the theatre will be like going into the future (hopefully even better!), but to me, it WAS Lake Oswego just as it was.  When I first moved to Lake Oswego I marveled at its living room feel around the fireplace in the lobby, and how pleasant it can be to wait in line for a popular movie while you gaze at Lake Oswego through the big windows seemingly placed there for that purpose.  But the best thing about the Lake Twin Cinema was the people.  Truly, you had to experience it to understand how stellar the staff is/was.   Read More Here About August Re-Opening!
  • The Dog Park on Stafford Rd is without peer.  There are two fenced free run areas where owners can let their dogs run free, play fetch, chat with neighbors, and just enjoy the wide open feel right there at Luscher Farm & next to Hazelia Field ballpark. One part is for smaller dogs, and the other is for bigger, more rambunctious ones. Just a joy to have this in the community. Hazelia Field Dog Park

Dogs and Dugouts at Hazelia Field

Well, Hazelia Field at Luscher Farm has withstood the test of two seasons and is now receiving not only raves, but awards as well!

Construction was completed on the new multi-use field near Lakeridge High School in the spring, the first sporting events being soccer and lacrosse. The field also accommodates football and baseball. It boasts a playing field made of plastic fibers and ground-up rubber which has excellent lasting capacity and drainage according to Gary Evans, assistant director at Lake Oswego Parks & Recreation. Neighbors’ concerns were addressed with state-of-the-art, computer-controlled, “green” lighting that uses a minimum number of fixtures and reduces energy-wasting light “spill”. The park is open until 10:00PM, but lights may be turned off by teams if they’re finished early by calling a toll-free number and entering a password. Most local leagues may use the field for free once a seasonal fee is paid.

Amenities of the 12-acre site include walking paths and access to trailheads, a beautiful 1.5 acre wetland, playground, parking lot, restroom facility and two luxurious off-leash dog parks- one is 1.6 acres and intended for larger gregarious dogs (though it is open to all dogs), whereas the other is 1.1 acres and reserved for smaller and/or timid dogs. Both dog parks include incredible fencing that is seemingly jump-, dig-, and escape-proof with double-entry gates. There are also benches and picnic tables for dog owners to relax and/or socialize, covered/shady areas for rainy or too-sunny days, water-stations, garbage cans, you-scoop-bags, and open areas for playing fetch or just letting the dogs play.

All this has caught the attention of Oregon Parks and Recreation, who awarded Hazelia Field its “2008 Design Award”. The Design Award recognizes the most well-designed public recreation area, park, athletic field, urban mall or recreation building. Criteria includes maintenance design, cost-effectiveness, visibility and appearance, energy efficiency, price, size, special challenges, innovative design and/or equipment, and most efficient use.

In addition to all Hazelia Field’s offerings, it strives to maintain the rural feel of the neighborhood and the “farm feel” of the site itself. It also implemented an impressive storm water management system wherein open rainwater gardens in the middle of the parking lot collect water and convey it into the wetlands where sediments are settled and water is purified. This is also the case for water collected from the artificial turf field.

So… take a coffee break and give your dog a treat! Head on over and support your local team! But do enjoy this local treasure this fall season, and in all seasons.
