Fun with Fido

Hazelia Field’s “shy” dog park
The livability of a community has so much to do with what is available to use and to enjoy. It’s a big part of the reason that I personally moved to Lake Oswego and why I continue to enjoy living here. This is important to me for my own enjoyment and also for the enjoyment of those I love, including my pets.

I think it’s rather impressive that a town the size of LO, not a very big town with just shy of 39,000 people, has 4 dog parks. All 4 of them have off leash areas.

Pilkington Park (19043 Pilkington Rd) and McNary Park (47 Becket) both have big grassy areas that allow dogs to enjoy off-leash play. These parks are not fenced in. They are open from March 15-September 15 each year.

Hazalia Field (17800 Stafford Rd) is the most impressive of the off-leash dog parks. It has two separate fenced in areas, one for normal dogs and one for shy or timid dogs. Seriously, do you know of any other town that has an off-leash dog park for shy dogs? The fenced in areas are impressive with double-gated entries to allow you to enter the park with your dog leashed and then take the leash off before you open the second gate to let them charge out to play. This park is open all year round.

The newest dog park, and what prompted me to want to write this post, just opened about a mile from my house in West Waluga Park (15775 Waluga Dr). Like the park at Hazalia Field it has a big fenced in area with a double-gated entrance. This park is open March 15-September 15.

A well-exercised dog is a well-behaved dog. With this beautiful spring weather get out there and let Fido loose. He needs a good romp just like the rest of us.

News & Notes ~ Feb Data ~ 2017

The latest numbers for the entire Portland area for February 2017 are in!

I usually give our Property Blotter Readers a glimpse at the whole Portland market and how Lake Oswego fits into it below. Here you go!

According to the RMLS Market Action Report for the Portland Metro Area:

  • There were 2,521 New Listings in February 2017 which was down 12.9% from February of 2016’s 2,896, but UP 14% from January of 2017’s total of 2,212.
  • At 1,669, February Closed Sales were down 7.9% from February 2016’s 1,813, and also down 9.6% over the previous month/January 2017’s total of  1,847. (So, more sales Closed in January for people who were Pending during the year-end push.)
  • February Pending Sales (accepted offers), at 2,369, fell 15% from February of 2016, but were UP 19% from the previous month/January 2017’s total of 1,990.
  •  The Average Sale Price in February of $404,200 was up $39,300 from February 2016’s $364,900, and down a bit from January 2017’s $409,900.

Average Sale Prices for February & Appreciation (12-month) By Area were:

  • North Portland: $368,700    11.2%
  • NE Portland:  $429,500    12.2%
  • SE Portland: $355,700    10.8%
  • Gresham/Troutdale: $297,000    12.2%
  • Milwaukie/Clackamas: $381,000    11.2%
  • Oregon City/Canby: $403,700    11.7%
  • Lake Oswego/West Linn: $661,500    16.5%
  • W Portland: $527,400    13.8%
  • NW Washington County: $528,500    10.6%
  • Beaverton/Aloha: $336,000    12.5%
  • Tigard/Wilsonville: $429,400    9.7%
  • Hillsboro/Forest Grove: $367,500    14.5%

The combined areas of Lake Oswego and West Linn  for the month of February 2017 reported:

    •  252 Active Listings   
    •  148 New Listings     
    •  124 Pending Sales   
    •  79 Closed Sales  
    • Average Sale Price for February: $661,500  
      • NOTE: Higher-Priced vs Lower-Priced Homes Sales can skew the “Average” in any given month.  Lake Oswego has quite a variety, so this tends to be a less meaningful stat, generally speaking, in this niche.
    • Average Time on the Market: 87 Days

News & Notes ~ Dec. & 2016 Numbers

Well, the latest numbers for the entire Portland area for December and 2016 are in!  This is particularly interesting because the numbers are through December 31st…therefore there are figures for December (best look at what’s happening “right now”) AND for the entire year.

Here’s a bonus piece of information (graphic) that just came out via Realtor.com indicating that land is now accounting for more of the value of a property than it used to across the United States. We don’t know what this will mean as yet, but it will likely affect how Appraisers valuate and may impact loans accordingly. Keep your eyes peeled for more information on this as the year progresses.

  • There were 1,421 New Listings in December 2016 which was down 7.6% from December of 2015’s 1,548, and also down 31.7% from November of 2016’s total of 2,080.
  • At 2,621, December Closed Sales were also down 3.3% from December 2015’s 2,710, and UP 7.7% over the previous month/November 2016’s total of  2,434.
  • December Pending Sales (accepted offers), at 1,757, fell 9.2% from December of 2015’s 1,936, and were also down 22.5% from the previous month/November 2016’s total of 2,266. (Typical: Holidays… Fewer people out making offers for awhile.)
  •  The Average Sale Price in December of $399,300 was up $31,700 from December 2015’s $367,600, and also up from November 2016’s $397,000.
  • The Year-End (Year-To-Date/YTD) Average Sale Price for the Overall Portland Area was $395,000. That compares to 2015’s YTD Average Sale Price which was $354,500. and accounts for an 11.4% rise.
  • The Inventory inventory situation is not much different from last year, which was at 1.2 months as of December 31st 2015…The lowest since 1999.  ***2016 shows Inventory of 1.3 months with 3,511 Active Listings as of Dec 31st.

Average Sale Prices By Area YTD for 2016 were:

  • North Portland: $380,600    (2015: $335,000)

Good news! Conforming Loan limits are rising.  Here’s a little excerpt from a piece in Realtor Magazine:

The federal government is increasing the limit for conforming mortgages from $417,000 to $424,100 in most regions of the United States starting Jan. 1, 2017, the Federal Housing Finance Agency announced Wednesday—the first such increase since 2006.

The approximately 1.7 percent bump in the baseline conforming loan limit follows the FHFA’s announcement that  the average U.S. home price has returned to its pre-decline peak, which it hit in the third quarter of 2007. The FHFA bases the loan cap on its quarterly Housing Price Index, which gauges average single-family home prices. The index rose 1.5 percent during the third quarter of 2016 and is up 6.1 percent over the past year, enough to push it above its previous high point.

Conforming loan limits are significant because they apply to home loans that meet the underwriting guidelines of Fannie Mae or Freddie Mac, the government-sponsored entities that acquire mortgages from lenders and ensure a steady flow of money to the mortgage market. Interest rates for nonconforming, or jumbo mortgages, are generally higher than rates for loans that fall under the cap, and these types of mortgages can be more difficult to obtain.

 

Here are the latest/October numbers for the entire Portland area (and Lake Oswego details below):

According to the RMLS Market Action Report for the Portland Metro Area, October, 2016:

  • There were 2,929 New Listings in October which was down a whopping 20.3% from September’s 3,673, and down 4.4% from October of 2015’s 3,063.
  • At 2,589, October Closed Sales were also down 8.3% from September’s 2,823, and down 4.7% from October of 2015’s 2,717.
  • October Pending Sales (Accepted Offers), at 2,841 were down only 0.6% from Septembers 2,857, and were also  5.2% lower than October of 2015’s 2,996.
  • The Average Sale Price in October of $405,900 was up $13,700 from September’s $392,200, and also up a whopping $45,900 from October of 2015’s $360,000.
