24 new listings, 17 pending, and 21 sold!
Looks like the market has been pretty consistent. However, with school starting we may start to see a dip in activity. I knew a few of my friends are looking to buy homes in Lake Oswego, and may be encouraged to really start looking if they feel like there isn’t as much competition. Hello everybody! Gosh hasn’t the weather been crazy? It is raining cats and dogs one moment and then it is nice and sunny. Did anybody have any trees that where blown down yesterday?
So this last week in the market we saw about 12 new properties on the market. My mother and I saw a few during broker’s tour and I can tell you right now that this is a good week for beautiful and unique houses!

It is nice too see that the market for Lake Oswego is very healthy this winter. Also a proud shout-out to my Mother! Her listing at 2 Walking Woods went pending.

The City of Lake Oswego is hosting its first annual Eve On The Lake. From 8pm to 2am, the event will feature endless hors d’ouvres, dancing, live music with Tom Grant and Shelley Rudolph, photo booths, surprise events during the countdown to midnight, and of course, a midnight champagne toast.
The event is being held at a seriously beautiful location right on the edge of Oswego Lake, 40 N State St, otherwise known as Stickmen Brewery and Skewery. There is a lakeside deck that can actually be used in the winter with plenty of heaters, but subject to weather. From inside there are lovely views of the water, so even if it is cold and rainy or snowy, you can still feel the beauty of the water.
Cost is $69. Proceeds from the event will go to the Red Cross for Hurricane Sandy relief efforts. So you can ring in the New Year and also support an extremely worthwhile cause.

Here is some recent data for you on the overall Portland area, as well as specific Lake Oswego/West Linn (RMLS lumps them together) activity:
According to the RMLS Market Action Report for the Portland Metro Area November, 2012. At 1,733, closed sales were 13.9% higher than November 2011 sales of 1,521.
In the first 11 months of 2012, there were 30,964 new listings, 22,726 accepted offers, and 21,546 closed sales.
The average sale price year-to-date ($273,800) rose 3.9% over the same period last year,
***AND… Total time on the market has dropped by 21.5% from 143 to 112 days.
