Last week in Lake Oswego the real estate market was very active, for this time of year. There were 13 new listings. Two of those sold quickly and appear in this report as pending sales. There were 15 houses that accepted offers and went into pending status. There were 10 closed sales. Those are solid numbers for November.

Portland Area Oct 2024 Stats + LO

Here is your breakdown from the previous month, October, for Portland and surrounding areas including LO broken out at the bottom. ***Be sure to check out the Neighborhood Report which categorizes down into smaller pieces.

Overview/Fluctuations ~ October 2024 Market Data:

The Portland area is humming along, though Fall is a slower market traditionally as people enter the “Black Hole of the Holidays”. This year we were impacted with higher than expected rates & many holding off amidst election uncertainty to proceed in 2025 afresh. So, we are seeing a lot of Sellers removing their homes from the market & deciding to re-list in the Spring or after the first of the year. All that said, Closed Sales rose from both October 2023 & 2024, so perhaps that was a burst of Offers accepted right after the hotly anticipated/ultimately disappointing (for immediate mortgage rate relief) Fed rate cut on Sept 18^th? Average Sale Price on the whole was down due to Buyer pressure as well.

According to the RMLS Market Action Report for the Portland Metro Area October 2024:

There were 2,283 New Listings in October which is up 3.4% from the 2,207 in Oct 2023 and down 11.8% from the 2,589 in the previous month/Sept.
At 1,975 Oct 2024’s Closed Sales (Solds) are up 18.3% from Oct 2023’s 1,670 and up 16.0% from the previous month’s total of 1,702.
At 2,018 Oct 2024’s Pending Sales (Accepted Offers) increased 24.2% from Oct 2023’s 1,625, and decreased 2.8% over the previous month/Sept’s total of 2,076.
The Average Sale Price for October 2024 of, $604,200 is up$11,500. from last year/Oct 2023’s $592,700, and down $13,000 (!!) from the previous month/Sept’s $617,200.
The “Median Sale Price (the price smack dab in the middle of all sales) in Oct 2024 of $540,000 is up $15,000 over Oct 2023’s $525,000, and less by $1,000 than Sept’s $541,000.

Rassekh Skate Park is now Open

As of this month, not only is the skate park open, but so is the parking lot and the restrooms. If you are not in the area, you may not have seen all of the construction happening along Stafford Road between the City Golf Course and Rosemont Rd. The skate park is just one component of this development: the others being a new municipal pool and a large rec center. The skate park is step #1.

More exciting news is that this fall the City was awarded a $1 million matching grant from the Oregon Parks and Recreation Department Local Government Grant Program to fund construction of a play ground and picnic shelter adjacent to the skate park. The goal is to complete these by the summer of 2025.

The skate park is formally known as Rassekh Park. These are wonderful improvements to our community. The combination of skate park, playground and picnic shelter sounds like an ideal place to take the kiddos to work off some of that energy. Enjoy!

A Word From Our Mayor

Today we awake in the same great community we fell asleep in. Over our history as a community we’ve consistently demonstrated our ability to come together, lead by example, respectfully engage in civil dialogue and care for one another as neighbors. We’re a community of mixed political beliefs but many shared values, and today, just like every day, our neighbors are counting on us to continuing supporting one another as we make Lake Oswego a community every resident feels safe and at home in, where we enhance the natural environment for future generations, where local businesses can thrive and where our kids receive an incredible education.

I’m grateful to Lake Oswego voters for another term as your mayor. In that role my first priority is to ensure our community is safe and healthy for everyone in it. The impact we all have locally from the love we hold for our City and one another as neighbors transcends any national rhetoric meant to divide and instill fear. As Oswegans we stand united behind ensuring a positive future for our City, in protecting every one of our neighbors and in standing up for what’s right and just. I look forward to walking hand and hand with you all and my colleagues on the City Council as we work toward many more shared accomplishments in the years ahead! Congratulations to Councilors Mboup, Verdick and Rapf on their re-elections and to State Rep. Daniel Nguyen on his! Our community has good people representing it thanks to you all as voters.

Plan Ahead for a very Trolley Holiday

Riding the Willamette Shore Trolley is a lot of fun. It runs on an old rail line from 313 N State Street in Lake Oswego to Bancroft Street in the South Waterfront in Portland. Round trip takes approximately 90 minutes.

I celebrated my Mom’s birthday on the Trolley several years ago. We brought along a picnic and turned it into an event.

Yesterday, while having lunch at Dang’s on State Street, I saw the Trolley go by. Here I had thought that the 2024 Trolley season was over. Turns out, it’s not.

There are 4 special Trolley events still happening. The first on is today and tomorrow (Oct 26 and 27), Fall Colors Trolley Trips. At noon and 2pm, fares are just $10.

At Christmas there is Fa La La Trolley, a Trolley ride for those who enjoy caroling. The Tinseltown Trolley is being organized by Lake Oswego Parks and Rec and may include a visit from Santa. Last, on December 10th, 13th, 17th, 19th and 21st, the Trolley will run to allow viewing of the Christmas Ship Parade on the Willamette River.

Market Activity Oct 14-20, 2024

New listings had a pretty big bump up last week with 20 new properties coming onto the market. It had me wondering why. There are two thoughts that come to my mind. First, many corporations align their fiscal year with the calendar year. Listing a property now will allow them to, hopefully, write off the costs associated with relocating an employee and writing it off in this fiscal year. My other thought is that people in general prefer to move before the holidays fully take over their lives. In any case, that’s a pretty bump from the dozen or so new listings that we’ve been seeing for sometime now.

There were 8 properties that moved to pending status and 13 closed sales.
