Market Activity for May 18-24, 2009

Lots of houses continue to come onto the market, as is typical in the spring. Even with the holiday weekend there were 25 new listings in Lake Oswego. We also saw 21 houses receive offers and go pending and 2 closed sales.

Market Activity Report for May 4-10, 2009

There were quite a few new listings last week: 27 in all. That is not counting the 14 that I found to be “refreshed”. In other words the listing was pulled and then put in again to look new in the data base. We had a fairly good number of houses that went pending: 14 total. And then there was just one closed sale. While the market is certainly starting to pick up, it is still off of the pace of the spring market in 2007 and 2008. I was also glad to see the pending sale in Cheryl Ct. There is so much high-end inventory that every single sale that happens is important.

Market Activity Report ~ April 27th- May 3rd, 2009

We’re seeing activity at all phases and in all price ranges. Take a look at the spread- New listings, Pending sales, and Sold properties are coming in well represented from the lower to the higher ends of the price spectrum, and more higher-end homes are coming on the market. What we want to see is that “Sold” number start to climb, and this week we are at 8 of them, with 15 in Pending status, and 17 New properties coming on the market.

We’re also seeing that same trend continuing of properties achieving Pending status after only a week to 2 months, while the remainder of them are properties that have been on the market for 200 & 300+ days. Dianne and I both believe this is a “priced-right” signal, in that newer listings are priced to market demand, and more seasoned listings are finally at prices that meet the buyer where the buyer is comfortable.

Lake Oswego Market Activity – April 13-19, 2009

p10100071Well, the cherry trees are in full bloom, temps are in the 80’s, and real estate activity continues to move forward… a gradually enlivened, seasonal bustle.

Lake Oswego saw 22 new properties hit the market last week. We had 10 go pending, and 2 that closed. So, nothing earth shattering in the “sold” department, but encouraging nonetheless.

Market Activity for April 6th to 12th, 2009

daffodils2It feels like the new listings are coming onto the market in a fairly consistent way with 15 to 20 new listings, not “refreshed” but actually new, each week.  Last week we saw 16 new listings.  There were 4 pending sales and 5 closed listings.  I keep waiting to see evidence of the spring market kicking in.  That would be reflected in an increase in both pending and closed sales.  So far, it remains a bit sluggish.   On the plus side, we have one pending sale at close to $1,000,000.  The remainder of the pending and closed sales continue to favor the more moderately priced homes.  I am also continuing to see that the cumulative days on the market continue to embrace both extremes.  It seems like houses that were over-priced, and that have gradually bitten the bullet to bring the price down to a point where price meets market demand, are selling with very long market times.  The other extreme are the new listings that are able to look at current market conditions, price realistically, and are selling in a very short period of time.

Lake Oswego Market Activity – March 30th – April 5th, 2009

blogtreeOk, things are starting to get interesting- Lake Oswego saw 29 new properties hit the market last week (these are properties that are brand new on the market -or- have been off the market for a minimum of 30 days). All told, there were 45 that are either truly new, or have been “freshened” showing as new listings. (Dianne and I will have plenty to see on tour tomorrow!) We had 7 go pending, and 6 that closed, so sales remain steady for now at this rate.

The headlines read: “Mortgage Rates Drop to Record Lows”. According to Bankrate.com, the benchmark 30-year fixed-rate mortgage has dropped 6 basis points to 5.13%. The benchmark 15-year, fixed-rate mortgage fell 7 basis points to 4.73%. Mortgage rate applications are up, and many are taking advantage of the 2009 $8,000. tax credit for first time buyers. We can expect to see these factors start to significantly affect market activity. The rise in the number of new listings appears to indicate renewed confidence along with seasonal upswing, and consistent sales activity likely indicates pent-up demand starting to surface, as you’d expect with the incentives of low rates and plentiful options.

Last week was spring break for the Lake Oswego School District and it kept the market a bit quiet.  15 new listings, 6 pending sales, and 2 closed listings made for a rather slow week.  That being said, once spring break is over, it is traditionally the time of year when the market picks up steam.  The daffodils are in full bloom with tulips and rhododendrons soon to follow.  Houses really look good in the spring and many home owners time selling their homes around the season when their yards show their home at its best.  Both new listings and pending sales should pick up as the weather improves.
