Last week was really interesting as far as market activity. We had 20 new listings and 21 pending sales. I think that’s the first week that I’ve seen in months where we actually had more houses sold than houses coming onto the market. Also interesting is that key box activity was down. This means that fewer key boxes were being opened. As you are probably aware, we had a heat wave with pretty much every day over 90 and several in a row over 100. So people were not out in large numbers getting into houses, but those who did were serious buyers and making offers. We had 13 closed sales.

This last week Lake Oswego saw 23 New properties placed on the market, Pending sales at 17 and 11 Sold/closed. Fewer ‘New Listings’ (we were at 33 last week), but a steady uptick in ‘Pendings’ and ‘Solds’. As we’ve been seeing for some time, all price ranges are represented in these three categories as well.

This past week brought 28 new listings, 10 pending sales, and 6 sold properties. One of the challenges of doing this report is going back through the data to “weed out” the listings that have new RMLS numbers, but are not truly new to the market. I try to not include houses that were taken off the market in the last 30-60 days and then re-listed. Having said that, there are half a dozen houses on this list that came off the market last winter around the holidays and are now re-listed, so they may sound familiar to you. A couple of them have had huge price reductions.
