Protect Your Home From Fire

I don’t know how many of you lived in LO September of 2020, but the forest South of the Portland Metro area exploded in flames. LO was actually declared a Stage Three evacuation zone: meaning pay attention. Be ready to prepare to evacuate. I actually packed up my priority items and staged them next to my front door. It’s a funny thing, knowing you can only take what fits in your car.

My point is fires are a real threat in the US West. It’s our reality. The time to prepare is before there is an emergency and the Lake Oswego Fire Department is offering help. By going to www.lakeoswego.city/fire/wildfire-risk-prevention you can get information and sign up for a free home evaluation with the LO Fire Department.

Here are some basic tips that you can do now:

Clean your roof and gutters of flammable debris

Make sure any openings to your attic, like vents, are screened with 1/8″ or smaller screens

Cut back trees around your house to have a 10′ clearance from the structure

Keep your decks and porches free of flammable materials

Landscape your yard with fire resistant plants

Create a 5′ barrier around your house that is free of flamable materials

Keep your grass and weeds mowed to no taller than 4″

I think it’s about being fire aware. As you live in your home, as you landscape and make improvements, keep these tips in mind. And take advantage of the free home assessment offered by the LO Fire Department. What you do now can make a big difference later.

Buyer Beware: Shake Roofs

In the early years of my career, shake roofs were considered to be the premium roof that a person could put onto a house. Because of their thickness, they create more shadows that make the roof more interesting. Entire neighborhoods were constructed where shake roofs were a requirement of owning a house. The thought being that it made the entire neighborhood look better.

Then, a few years into my career, there was a horrific fire in Orinda, California. Entire neighborhoods were wiped out. It was very publicly acknowledged that the fire grew so big, and spread so fast, because of the shake roofs on most of the houses.

There was a very real change in how people looked at owning a house with a shake roof. Now, there is a new twist.

Two weeks ago, representing a buyer, I was involved in the sale of a home in Westlake that had a shake roof. My client and I discussed this roof at length, the additional fire hazard, but also the need for professional maintenance. My client loved the house and made an offer that was accepted.

That’s when the problem was discovered. We could not find an insurance company willing to write a home owner’s policy for the house because of the shake roof. It’s important that I point out that the roof was 20 years old. It had been beautifully maintained, including just recently, but insurance agents that we talked to said the cut off for insuring a shake roof is 20 years. If it were newer, they would insure it.

There have been so many horrific fires in the last 10 years or so. I can totally understand that insurance guidelines have been tightened as a result. I can not say that there is not an insurance company that would insure a 20 year old shake roof, we just had no luck finding one.

So it’s something to have on your radar when you are buying a house. It’s also something to have on your radar if you are planning to sell a house with a shake roof.

Lake Oswego Festival of the Arts

The LO Festival of the arts was founded in 1963, making this years show the 61st. It’s a real highlight of the year here in LO. The purpose of the festival is to showcase local art and artists, and to provide arts education for the entire community. This year’s event is happening June 21-23. It is being held in two locations. The Lakewood Center for the arts is located at 368 S State Street. The second location is right across the street in George Roger’s Park.

Every year there is a featured exhibit. This year’s is called “Imagine That”. It’s a really intriguing idea and pretty different from what they have done in the past. This year local school children, grades K-8, have been asked to create imaginary animals. Those drawings in turn have been given to professional artists who have re-imagined them using their own unique style. It will be really fascinating to see how one creation is transformed into a second one.

A second exhibit is called Open Hearts Big Dreams. It is a exhibit in which 17 artists have been invited to to paint and draw artwork that features “Ethiopian Dances”. Some of the art is being made during the exhibit, and some of it will be completed before. The work will be compiled into a book to be shared with families in Ethiopia.

Then there is the open show. It’s held in a big tent at the Lakewood Center. This is a juried exhibit for local artists. We have amazing talent in the Pacific Northwest and there are always some absolutely gorgeous work. Much of it is offered for sale, so it’s a great place to expand your own collection.

Across the street at George Roger’s Park is the “Art in the Park”. With over 100 booths of local craftsman selling their creations. There are also 2 stages where music is performed all weekend. This is also where you’ll find food and beverages available to round out your afternoon.

Parking can be tight, so there is a shuttle bus that allows you to park off site and get a ride to the event. For a pdf of the shuttle stops, click here.

Festival hours are Friday and Saturday, 9:00-6:00, and Sunday, 9:00-5:00. The festival is free admission. For more information, click here.

Lake Oswego Heritage Council

Lake Oswego has a long and rich history, and that history is carefully preserved and recognized by the Lake Oswego Heritage Council. Located in a gracious old-colonial home that graces the intersection of 10th Street and A Avenue, the house hosts a variety of events.

There is a permanent historical exhibit that begins with local Native American history and progresses through time to current history and information. There are also featured exhibits that represent current research that has been accomplished by the council in recent years. There is a spectacular rose garden that is a must see in June.

The house can be rented out for special events and it is used quite a lot for community meetings.

On June 29th the LO Heritage Council, along with the West Linn Historical Society, are hosting the Bootleggers Ball. The event will feature a jazz band, dancing, and a silent auction. Attendees are encouraged to dress with a 1920’s speakeasy in mind. It should be a lot of fun and the proceeds will benefit both historical associations. For more information, click here.

Another great event that the LO Heritage Council hosts each year is the Collector Car and Classic Boat Show. This years event will be on August 25th from 9am to 3pm. The event is held in George Roger’s Park.
