Lake Oswego Dog Parks

I love dogs and have owned one pretty much all of my life. One of the things I have learned is that a tired dog is a good dog. Getting them out to play, exercise, and socialize just creates a really fine pet.

Here in Lake Oswego we have 5 off-leash dog parks:

Hazelia Dog Park at Luscher Farm (17800 Stafford Rd) actually consists of two of the dog parks. The Northern most park is for dogs that are timid or shy. The Southern park is for more outgoing dogs.

West Waluga Park (15775 Waluga Dr)

Pilkington Park (19043 Pilkington Rd)

McNary Park (47 Beckett St)

There are some basic park rults.

Dogs must be kept on a leash except in the areas designated as off leash. They must be kept under control by the owner.

Owners must promptly pick up after their dogs.

All dogs must be licensed and up to date with the vacinations.

Dogs are not allowed on the athletic fields.

Parks are open daily from 6am to 10pm, year around.

Enjoy!

What’s in a Name?

When Linda and I started the property blotter, gosh, many years ago, we sat down and brainstormed names for our new blog. Linda suggested the “Property Blotter”. It’s named in reference to the police blotter that is published every week in the local newspaper, the Lake Oswego Review. I agreed that it was perfect. And so, the Property Blotter was born.

This week, I thought I’d share with you some recent police blotter entries:

3/13, 12:13 AM. Kides were skateboarding in a garage and hitting on an elevator near the 300 block of 1st Street.

3/13, 12:20 PM. Someone said their phone wasn’t working and at night they were seeing “weird lines and ropes coming over the house on their Ring camera.” It turned out to be condensation and rain causing the “ropes in the sky”.

3/13, 1:15 PM. High school-aged kids were seen near a tent or tarp near the 4100 block of Mellissa Drive.

3/14, 1:10 AM. Music was “blasting” and a caller worried something had happened to a homeowner near the 4000 block of Mercantile Drive.

3/14, 8:47 AM. A caller was worried about someone he’d been trying to reach for several days without success. It turned out the person had lost his phone and was OK.

3/14 2:33 PM. Six dogs were barking outside near the 16800 block of Cortez Court. The caller said it was a “hoarding situation”.

3/15. 4:10 PM. Someone demaded to talk to the police cheif at her house, as he was “the only one she can talk to and the only one wo can see what she sees”.

It’s pretty amuzing to read the police blotter. Yes, there are also serious incidents reported, but so much of it is trivial and even amuzing. Lake Oswego has a 100% response policy. You call the police and they will show up. There has even been a book written about the LO police blotter, No Call Too Small, by the staff at the Lake Oswego Review.

The amazing Lake Oswego police department is one of the many reasons that I love being a resident of LO.

As always, thanks for reading the blotter,

Dianne

Attached vs Condo, What’s the Difference?

I think that most people think that the word attached (also commonly called townhouse) is based upon the design of the property.  Either one or two story with no neighbor above or below. That is not the case. Attached does mean that you don’t have a neighor above or below, but, more importantly, it means that you own the dirt underneath.  Because you own the dirt, you are responsible for the upkeep and maintenance of the crawl space.

There is a huge advantage to purchasing an attached home. Besides not having someone living above you, it is much  easier to finance, which makes it easier to sell. Lenders treat attached houses just like any other house.

With a condo you own the interior walls and everything inside of those walls. The exterior walls, crawlspace, and roof are all part of the limited common areas of the home owners association.

Condos can be a little bit problamatic when it comes to financing.  Federal lending guidelines requre that at least 50% of the units be owner occupied, and one individual or entity can not own more than 10% of the units. Additionally, to be FHA financeable, the HOA must apply for and maintain their FHA eligibility. This is often neglected by the HOA and so it is not always availble. Because condos tend to be more affordable, they are often purchased by first time home buyers. With out FHA financing, it can be too hard for first ime buyers to come up with enough of a down payment to purchase in communities that don’t have FHA approval.

When Linda and I do the Market Activity Report, we always indicate if a property is Detached, Attached, or a Condo. I thought it would be helpful if you understood the differences.

As always, thanks for reading the Blotter,

Dianne

Market Activity March 7-13, 2022

Last week in Lake Oswego there were 21 new listings, 15 that went into pending status, and 9 sold/closed properties.

Something that has frustrated me for a while is that when I pull the stats for this report many houses will have already moved into pending status, when, in fact, they were also new listings last week. I tried something different this week by taking an additional step to make sure they are included as new listings as well as pending. For this reason, you’ll see several properties that show up in both sections of this report.

See below for additional RMLS data.

They also offer legal adice, by appointment. The consultation is for 30 minutes and it is free.

Then there is all of the fun stuff to do: Muh Jongg, Pinochle, Scrabble, and Bridge. Exercise and wellness classes are regularly offered. And they have a wonderful program called Conversation on Aging to help you make decisions about how you want your elder years to look and how to get them most out of them.

The past several months the facility has been in the process of remodeling. It is now complete and a celebratory open house is being held this Thursday, the 10th, from 5:30 to 7:00pm. Complimentory wine and hors d’ouvres will be served.

Radon and Granite Countertops

At Oregon First we have a gmail group called Haves and Wants. A recent discussion happened about the topic of radon and granite countertops.

Radon comes from granite. When you purchase a home, you should alway do a radon test to see if the radon levels in the house are higher than the EPA limit of 4.0 picocuries. (The World Health Organization recommends a level of not more than 2.7 picocuries.) Generally speaking the granite is in the form of boulders underneath the house, in the ground. You just don’t know whether the house is built over granite boulders or not, so you always test the radon levels.

So if radon comes from granite, what about granite countertops?

This subject came to my attention about 15 years ago. So I dialed up my favorite radon mitigation company and asked if I should be concerned. I was told that, generally speaking, the radon given off by granite countertops was not at a level high enough to be concerned.

Here is the offical EPA information. Click here.

The bottom line is that you should be concerned about the possibility of radon in a house. Always get it measured. Even if you aren’t buying a house. If you live in a home where you have never measured it, get it measured. You can buy a do-it-yourself test at your local home improvement store, and there are numerous companies who perform this service. The cost to test is $60-$150. Cheap for the peace of mind. If radon is found, the cost to mitigate it is $1500-$3000, generally speaking. Again, cheap for the piece of mind.

I also think that when planning a remodel, don’t assume that just because it is available for purchase it has no issues. Do your research. There are alternatives to granite that are also gorgeous.

I hope that you find this useful. Thank you for reading the blotter.
