Buying on the Lake

One of the very first houses that I sold when I got my real estate license was on Oswego Lake. It is absolutely a stunning place to live, and owning a home on the lake itself is a goal of many people. I enjoying touring and showing the waterfront homes. I thought it would be interesting to do a snap shot of current prices.

Wealthy home owners enjoy their manshions with boat houses along the beautiful shores of Lake Oswego in Oregon.

There are currently 30 properties for sale on the lake. The least expensive is a condo for $479,900. It does not have lake views, but does have access to the lake. This is one of 4 condos that are currently for sale. I think the most interesting of the 4 is a condo with wonderful lake views and also a private boat slip for $949,000.

The lake has two bays. West Bay at the West end and Lakewood Bay at the East end. Values for the three houses currently for sale in the bays start at $2,850,000 and go to $3,999,000.

Then there are the canals. There are 2 canals. Blue Heron is a wide canal,, and the Main Canal is a moving body of water. This is where the water comes in from the Tualatin River. There are 4 houses currently for sale on canals. Prices start at $1,695,000 and go to $2,750,000.

Then there is the main lake. There are 19 houses currently for sale on the main lake. Prices start at $2,950,000 and go to $9,900,000. That is a wide price range. Several factors play into this. Size and age are the biggest factor. A 5,000 square foot home that was built in 2022 is simply worth substantially more than a 2,000 square foot house that was built in 1925. Sadly, the older and less expensive houses are torn down pretty frequently. I say sadly because I like old house but I know that not everyone does. Another factor that plays into this is sun exposure. The North side of the lake, for the most part, has full sun all day long. On the South side that is not always the case and, in fact, there are few spots where the houses get no sun at all.

Market Activity Aug 4-10, 2025

The real estate market has slowed slightly in the last couple of weeks, which is typical for mid August. Last week in LO, 17 properties came onto the market. Of those, 2 sold super fast and appear in this report as pending sales. 18 properties went pending, which is very balanced between listing coming along and going pending. There were 6 closed sales.

Emergency Preparedness Fair

Mark you calendars for September 18th, 5:30-7:30pm. The City of Lake Oswego is hosting an emergency preparedness fair. We know that significant events happen. I’ll never forget the ice storm and sub-zero temperatures that hit LO in January of 2024. It was a tough week! This fair will show you how to prepare for earthquakes, floods, winter storms and other disasters. The event is free and will feature approximately 20 information booths, plus programs and activities. It will take place at City Hall, 380 A Avenue. The time to get prepared is now!

Market Activity July 21-27, 2025

Here in Lake Oswego, we are having the most glorious summer. Perfect weather with temperatures consistently in the 80’s. We are bound to have a few hot days (around here, that generally anything over about 95 degrees). But, I’ll tell you what, I’m enjoying our climate!

Lake Oswego Reads

Yes, yes, I know. Lake Oswego Reads won’t roll around again until next spring. I am bringing this subject up because I am late to the party this year. The annual, city-wide, reading event has consistently selected great books. Like with Reese or Oprah, if it’s on the LO reads list, you know it’s going to be good.

This year’s pick was “How to Read a Book”, by Monica Wood. The book was loaned to me by one of my walking buddies, and I started it a few days ago. It is just so good! It has a bit of everything. Characters young and old, steadfast and shaky, it’s allowing me to look at life through multiple lenses that stand alone but also mesh together.

This motivated me to re-visit the list of books that have annually been chosen for the last 20 or so years. It’s a great resource for book suggestions. For a complete list, click here.

Now I wish I had been more timely. The LO Reads program lasts an entire month and includes shared discussions, art exhibits, and a presentation by the writer of the book. The book is usually announced in February with the month of events occurring in April. I will be more on-top of my timing in 2026.

But it’s never too late to pick up a good book, and I highly recommend the books suggest by LO Reads.

Pending sales were slightly down last week, with just 9. This is likely due to the tendency for folks to vacation with the July 4th holiday. New listings remained strong with 17 properties entering the market. Closed sales very strong with 24 closed sales.

Lake Oswego had a grand celebration of Independence Day yesterday, with parades fireworks, and all of the traditional festivities. Today, Linda and I are back at work.

Summer Library Challenge 2025

Lake Oswego has the most wonderful library with lots of great programs. One of those is the summer challenge for kids. It includes:

Start out by registering for the challenge at www.lopl.org/summer. When you register, you will receive a free book.

Read all summer long and receive raffle tickets for the grand prize, which will be given out at the end of summer. Participate in a scavenger hunt with ten different locations throughout the city.

Attend one of the events at Rossman Park. (555 4th St) Wednesdays (June 18 & 25, July 2,9,16, 23, and 30, and August 6th) 2pm. Activities include live music, crafts, Japanese drumming and more.

Visit the children’s library in July and receive a free roller-skating rental at Oaks Park.

Visit the children’s library in August for a free Blazer’s game ticket.

There is even a program for adults. Read books, attend events, and complete challenges to earn points. Every 60 points earned means another entry into a drawing for weekly prizes as well as gift baskets that will be given out at the end of summer.
