Lake Oswego Real Estate Activity – October 6-12, 2008

Sellers beware. This week’s SOLD properties averaged nearly 20% price discounts from their original list price and 160 days on market.

Some of them appear to have had hugely inflated seller expectations initially. To be sure, every situation has its own story, but a strong pricing strategy makes a huge difference in buyer perception and ultimately, market time.

Lake Oswego Real Estate Activity – September 22-28, 2008

Real estate activity in Lake Oswego is experiencing a late summer/early fall resurgence as 24 new properties come on the market last week, while 8 homes go sale pending and 12 houses close escrow two weeks ago.

This little bump in transactions is similar to the Portland metro market as a whole, which I think will approach 70% of 2007’s activity level, as opposed to the 65% we’ve seen throughout the year.

Lake Oswego Real Estate Market Activity – September 8-14, 2008

Jantzen Island on Lake OswegoThe past week featured just a handful of closed sales, but a healthy number of homes went sale pending.

Perhaps the most notable news is the appearance of a, yes it’s not a typo, $19,500,000 listing off Northshore Blvd. It’s actually a private island, the 1930 Jantzen Island estate, with 6 tax lots, 5 and a half acres, and over 13,000 sq. ft. living space between the main house and the guest house.

In addition to the mortgage, you will also need to come up with $97,000 per year in property taxes. Plug THAT into your Quicken budget…
