Market Activity Report Sept 13-19, 2021

Last week in Lake Oswego the market was quite evenly balanced between buyers and sellers. There were 22 new listings, 19 properties that moved to pending status, and 22 sold/closed homes. That’s a spread of just 3 between all catagories. Very balanced.

It is certainly feeling like the dog days of summer. Numbers in Lake Oswego were down last week. Still healthy, but not quite as frantic as it was just a couple of weeks ago. We had 12 houses come onto the market, 26 move into pending status, and 16 closed/sold properties.

Trends from the 2021 Street of Dreams

As you saw from last week’s post that Linda wrote, she and I attended the Street of Dreams. Running until August 22nd, it is currently happening in Happy Valley on the East side of the metro area.

When I go through the street of dreams, I like to look for trends. What we see at the Street of Dreams, we also start to see in new construction and in remodeling.

This year’s event was entirely different because they have two locations. On location has million dollar homes and high-end finishes. The other location has homes that are $500,000 to the low $600’s. The trends I am going to talk about here are from the more expensive houses.

Beamed ceilings

I’ve always liked the look of beamed ceilings. They just make a house feel more substantial. I did find my self questioning how structural they actually are. Or if they are simply decorative. In any case, I like this trend.

Outdoor living areas

The outdoor living areas in the 3 expensive houses are just gorgeous. I feel like every home, even condos and apartments, should have nice outdoor spaces to relax and socialize. All of the areas on these homes had fireplaces, plenty of room for seating, and usually kitchen equipment like BBQs, sinks, and refrigerators. They are lovely.

Lots of gray and white

The gray is a deep, dark, gun-metal shade. It was painted over entire rooms, used for kitchen cabinets, and for built-ins. It’s a classic shade. It goes well with pops of color of pretty much any shade that you like, but it is mostly paired with white. I feel like this is a color that you could live with and enjoy for many, many years. While being a trend, it’s a timeless one.

Chunky light fixtures

The last Street of Dreams I attended, in 2019, the light fixtures were also a stand out. At that event they seemed very stream-lined and modern looking. At this year’s event, they’re just the opposite. I’m not so sure I like this trend. Frankly, the fixture posted here looks like a fire hazard.

The housing village

I actually think that this was my favorite part of the show. Made with at least 2, and possibly 3, shipping containers, it just looks like a brilliant solution for our housing shortage. The main container has a very nice bathroom, kitchen, dining area, and small living room. This structure also had 2 bedrooms. Then a second structure, that is clearly a full shipping container, had 3 bedrooms, each with it’s own entrance. Having your own bedroom/living space allows some autonomy. I don’t know the cost of contruction, but I imagine it’s substantially less than traditional construction. Brilliant.

Pleasant Valley Village

The 3 houses featured at the second location are much more affordable. Priced in the 500 and 600 thousand range, these houses will sell quickly. I really like the idea of having the two price ranges. It is the Street of Dreams, and for nearly everyone, the dream is of owning a home. While the expensive homes are fun to look at, they are way outside of most people’s budgets. So having some affordable homes is a great idea. Having said that, I do wish there had been more than one builder represented. The 3 houses that are on the tour are all built by Holt Homes. They are essentially the model homes for a new subdivision. It felt a bit like just one huge advertisement for this builder.

Plant Sale

I’m reversing the order of my blog posts this week. Usually the market activity report is posted first and then an editorial. However, this week I want you to have a heads up about a great even this Saturday, with time to get it onto your calendar.

This is the 97th year for the Lake Grove Garden Club’s annual sale. It will be this Saturday, the 19th of June, from 9 to noon, at Our Saviors Lutheran Church on Quarry Rd.

A wide variety of plants and garden objects will be offered, most at prices significantly less than you would find at garden stores. This is possible because the plants have been raised and cultivated by members of the club.

Proceeds go to community projects to beautify the neighborhoods, to protect heritage plants, and to a scholarship to support a student who attends Clackamas Community College in the horticulture program. Very worthwhile!

For me gardening is a salve to my soul. Digging in the dirt really is so calming, peaceful, and rewarding. I think it’s also cheaper than therapy!

Lake Oswego Has Two New Parks

The livability of LO is just outstanding and it just go even better. We now have two brand new parks!.

Iron Mountain Park

Located on Iron Mountain Blvd right by The Hunt, this is a 51 acre park. There is plenty of parking, a covered picnic area, a play area for kids, and rest rooms. It’s beautifully landscaped using native species and with great care to preserve a wetlands that is part of the park. I can see spending summer evening picnicing and taking my Grandchildren to play and run around.

I think the thing I am most excited about is that the park serves as a trail for the Iron Hertage trail. There has long been a terrific trail that makes use of the old rail line that the iron was transported on from the mine near the top of Iron Mountain and down to where the ore was loaded into barges, and barged across the lake to find its final destination at the iron furnace in what is now George Rogers Park.

The Iron Heritage trail is a 3.4 mile loop that connects the new park to the Iron Mountain trail, then along several quiet residential streets to Springbook Park and then back to Iron Mountain Park. For a trail map click here.

Woodmont Natural Park

Located near the intersection of Atwater and Knaus Roads, this 6.8 acre park is lovely. There is a gravel path that meanders through the park. I’m not certain how long the path is, but I think it is likely close to half a mile or so. There is extensive native landscaping and places for picnicing. This park does not have a play structure for children, but it does have restrooms.

Quality of life is just super important to me and a key component of how I have chosen the community that I live in. I know I rave about how much I like LO, but it truly does keep getting better and better. These two new parks are a great addition!

Market Activity February 1-7, 2021

Inventory remains very low with only 7 new listings coming onto the market last week. This in comparison to 17 houses that went pending and 16 closed sales. In my mind, demand is about twice the available inventory. This is leading to multiple offer situations and, in many instances, houses selling for more than the asking price. It’s a fantastic time to put your house on the market!

A Tribute

Today I want to share with you something personal, and yes, it does have to do with real estate. You see, my Mom passed away on October 16th. If you have ever worked with me, you’ve heard me talk about my Mom. So this isn’t new to you. But if you haven’t worked with me, I feel a need to tell you about the best Realtor I have ever known.

My Mom got her real estate license in 1976. She was raised in an era when she wanted to major in business at Oregon State, but as a woman she had to major in “Secretarial Sciences”. Seriously. But she had a head for business. She hung her license at Shelter Properties on Boones Ferry Rd in Lake Grove. There she got her feet on the ground and at one time, after listing an entire new subdivision, got chewed out for besting a more prominent agent, a bit of a diva, for beating her out with most new listings for the month.

She moved on to Professionals 100. In 1987, after the birth of my daughter, I was agonizing over having to put my baby into daycare 5 days a week. I had a back ground in sales. I had actually been a sales trainer for a health club organization. My Mom’s business was booming. She was the leading sales agent in the metro area for Great Western Savings and Loan. She was handling their foreclosure properties and she had just been handed about 20 properties to list and sell. She needed help. She called me up and asked if, perhaps, my husband would consider coming to work for her. My reaction? My husband, what about me? That’s when I started my real estate career. It was 33 years ago. I’ve never looked back.

At first, I was her assistant. As I gained experience, we became a team. Then, as she approached retirement, she became my assistant. It’s probably the best possible circumstance in which to be in this business. You see, real estate has a lot of moving parts. So many people are involved: the buyer, the seller, the inspector, the appraiser, the lender. This means that it’s complicated and no two transactions are the same. As Realtors, we need sounding boards, people we respect and rely on to help us navigate complex circumstances so that we can give our clients the best advice possible, for their benefit, not for out own.

About the time that my Mom retired, I met Linda. She and I have known each other for at least 15 years. She calls me, I call her, she filled that void that opened up when my Mom retired. I don’t know how anyone can be in this business without a confidant.

So yes, I’m grieving. But I’m grateful. How lucky am I to have had Mom who, along with giving me life and raising me, gave me a career?

Today I want to salute my Mom. Oh what a wonderful woman she was!
