The news is in some of the changes from Sept to Oct this year: Closed sales up 13.2%, and Average Sale Price down $10,900. Inventory dipped just a bit but it’s staying relatively steady & at least up some from last year. N, NE, SE and Gresham area as well as Hillsboro area are all on a steady 3-month trajectory downward in price. ***I tell people every year at this time that it can be the best time of year to buy a home due to prices and the general willingness of people to be more open to negotiating on price or terms with Sellers trying to get things done before the holidays and/or the end of the year.
Rates: “I expect volatility as economic reports are released after the government shutdown. Rates are currently hanging in the low 6% range.” Gary Boyer, Certified Mortgage Planner, Premier Mortgage Resources
According to the RMLS Market Action Report for the Portland Metro Area October 2025:
There were 2,366 New Listings in October which increased 3.6% from the 2,283 in Oct 2024, & decreased 5.3% from the 2,498 in the previous month/Sept.
At 2,066 October 2025’s Closed Sales (Solds) are up 4.6% from Oct 2024’s 1,975, and up 13.2% from the previous month’s total of 1,825.
At 1,988 October’s Pending Sales (Accepted Offers) are down 1.5% from Oct 2024’s 2,018, and down 7.3% from the previous month/September’s total of 2,145 Accepted Offers.
The Average Sale Price for October 2025 of, $606,000 is up $1,800. from last year /October 2024’s $604,200, and down a whopping $10,900 from the previous month/Sept’s $616,900.
The “Median Sale Price” (the price smack dab in the middle of all sales) in October 2025 of $540,000 is unmoved from October 2024’s $540,000, & down $5,000 from the previous month’s $545,000.

A repair fair is coming to Lake Oswego. Hosted by The Lake Oswego Sustainability Network and the Lake Oswego Public Library, the Repair Fair is happening on Saturday, November 15th, from 10am to 1pm, at Our Savior Lutheran Church, 15751 Quarry Rd.
Skilled volunteers will be on hand to help make repairs for free. You can bring clean clothes that need light mending, jewelry that needs repair, as well as small home appliances.
When I got my green designation for real estate, I learned the most sustainable thing a person can do when buying a home, is to buy one that has already been built. This holds true for our stuff as well. Repairing and continuing to use an item is far more sustainable for our planet than throwing it away and buying in new.
Last week in Lake Oswego there were 6 new listings. One of those sold fast and appears in the report as a pending sale. There were 9 properties that received accepted offers and moved to pending status. And there were 14 closed sales.
