Not long after I bought my home in Palisades, we were awoken in the middle of the night by an explosion downstairs in the tuck-under garage…the boiler for the radiant heat system had reached the end of it’s life, but we had no idea what had happened. We were terrified, of course, and so grateful to open the door only a few minutes into the ordeal to several dashing Lake Oswego firefighters from the South Shore station who resolved the issue with aplomb.
Lake Oswego is protected by four fire stations covering various sections of the the town. The South Shore station is the oldest, having been built in 1971. The city has been looking into renovation options and it has been determined that replacing the existing structure is the best option for structural and safety reasons.

Here is your look at the greater Portland area calculated for the previous month with Lake Oswego broken out at the bottom. ***Be sure to check out the Neighborhoods Report below which categorizes areas of the metro into smaller pieces.
What a difference a month makes. February data shows more Buyer activity than in the last 3 years. This influx of Buyers is evening out sale prices. The steep drop from December to January seems to have leveled out, with prices now looking more in the range of December’s. That said, some areas such as Hillsboro, NW Washington County and North Portland are seeing increases in price around $40,000 over December. **A note on Lake Oswego- You’ll see that the Average Sale Price also took quite a dip, but, as I always try to point out, with such a wide range of price options in Lake Oswego (Pight now between $185,000 and $8,500,000) there is no way to determine anything of value from the way the Average Price breaks down on a month by month basis (see Neighborhoods Report below). Sellers can expect relief from what has been the steadily-increasing Time on Market as well.

There were 2,260 New Listings in February which increased 17.1% from the 1,930 in Feb 2025, & increased 17.1% from the 2,109 in the previous month/Jan.
At 1,405 February 2026’s Closed Sales (Solds) are down 1.6% from Feb 2025’s 1,428, and increased a substantial 26.5% from the previous month’s total of 1,111.
At 1,821 February’s Pending Sales (Accepted Offers) are up 10.5% from Feb 2025’s 1,648, and up a 6.6% from the previous month/January’s total of 1,708 Accepted Offers.
The Average Sale Price for February 2026 of, $590,600 is down $22,500. from last year/February 2025’s $613,100, and up $22,600 from the previous month/Jan’s $568,000.
The “Median Sale Price” (the price smack dab in the middle of all sales) in February 2026 of $525,000 is down $13,300 from February 2025’s $538,300, & up $15,000 from the previous month’s $510,000.

Well…there is a lot happening here. In the overall Portland area, January prices dropped by similar amounts to how much they rose last year at the same time…up then $28,000 & now down $35,000 from the years prior (Jan 2024 & 2025), and up then $22,000 to down now $28,000 from the months prior (Dec 2024 & Dec 2025). So, prices are stabilizing from the highs of 2025 and the number of New Listings just rose an incredible 109.9% from December. Plenty of newness in the Portland area! I believe a lot of people took their homes off the market during the holidays and are putting them back on now, and from the 38.4% rise in Pending sales from Dec’25 to Jan ‘26 it appears Buyers are out taking advantage of the exciting trends in 2026. This is great news for both Buyers and Sellers. Expect a busy Spring.
***Lake Oswego is one of the few areas of exception with steadily increasing home values over the last 3 months.

At 1,111 January 2026’s Closed Sales (Solds) are down 8.4% from Jan 2025’s 1,213, and down 32.0% from the previous month’s total of 1,633.
At 1,708 January’s Pending Sales (Accepted Offers) are down 0.6% from Jan 2025’s 1,326, and up a substantial 38.4% from the previous month/December’s total of 1,234 Accepted Offers.
The Average Sale Price for January 2026 of, $568,000 is down $32,300. from last year /January 2025’s $600,300, and down $28,400 from the previous month/Dec’s $596,400.

Here is your look at the greater Portland area calculated for the previous month, and at this time of year, we get year-end info with Lake Oswego broken out at the bottom (Comparisons to Nov & 2024 year-end). ***Be sure to check out the Neighborhoods Report below which categorizes into smaller pieces all over the metro & compares Nov to Dec as well as year-end 2024 to 2025 in each area.
Overview/Fluctuations ~ December 2025/Year-End Market Data
New Listings and Pending sales over the whole metro area are down from last year at this time, while Closed Sales rose by 6.5%. Average Sale Price is up overall, whereas it’s both up & down in various areas. North Portland is down notably from last year at this time and NW Washington County also saw a significant drop in price. Hillsboro and Forest Grove areas also took dips. Inventory is up slightly from last year at this time and down significantly from November. See Neighborhoods Report below. While rates have been recently dipping into the upper 5’s they are currently in the low 6% range amid uncertain world events and the related effect on markets.
Lake Oswego: As mentioned below, it is more difficult to draw generalized conclusions on Lake Oswego because of the huge range of prices, ie all the way from $150,000 condos to $11,000,000 Lakeside Properties~ but we can see that Average Sale Price rose a bit and Closed sales decreased from Dec 2024 to Dec 2025. The mid-way (Median) sale price in 2025 in Lake Oswego was $850,000 as compared to Dec 2024 where it was $831,000, so not much change there. Days on the Market is approx the same as well.

There were 1,005 New Listings in December which decreased 5.9% from the 1,068 in Dec 2024, & decreased a whopping 30.1% from the 1,437 in the previous month/Nov.
At 1,633 December 2025’s Closed Sales (Solds) are up 6.5% from Dec 2024’s 1,534, and down 26.4% from the previous month’s total of 1,520.
At 1,234 December’s Pending Sales (Accepted Offers) are down 6.9% from Dec 2024’s 1,326, and down a substantial 24.2% from the previous month/November’s total of 1,628 Accepted Offers.
The Average Sale Price for December 2025 of, $596,400 is up $18,100. from last year /December 2024’s $578,300, and down $3,300 from the previous month/Nov’s $599,700.
The “Median Sale Price” (the price smack dab in the middle of all sales) in December 2025 of $535,000 is up $10,000 from December 2024’s $525,000, & unmoved from the previous month’s $535,000.
LAKE OSWEGO: (Month of December ’25)

Aaaaaand, we’re off! Last week Lake Oswego saw 21 properties enter the market. Things are starting to pop in Lake Oswego. 11 moved to Pending status and 6 Closed/Sold. Several of the New properties were refreshed from more than a month ago, and a few moved to Pending status in the same week they came on the market. Always a sign of a great Listing. One in particular just stood out (it went Pending one day after our end-week here of the 25th). A remodel on SW Deer Oak Ave in Bryant Woods~ Just a beautiful home- great work by both the remodelers and the Listing Agent in presenting it well.
